Many of the problems associated with cooling systems start with neglect. Forgetting to change the air filter and letting dust and vegetation collect on and near the outdoor condenser strain all parts of the system and raise energy consumption.

When the air conditioner is running routinely, it’s a good idea to check the filter monthly and change it when it’s dirty. When the condenser doesn’t have adequate airflow around and through it, problems can occur with the compressor, the system’s most expensive part.

Professional maintenance involves cleaning and adjusting the entire system, and the technician may spot small problems that could escalate if left unattended. They measure the airflow and can detect ductwork leaks that increase its running time, adding wear to all the parts.

Improper Refrigerant Levels

This is one of the most common A/C problems resulting from misjudging the amount to add during the installation process or leaks in the refrigerant lines forming as a result of dirty coils. A frozen evaporator coil indoors may signal low refrigerant, which a professional will have to check, trace the leak and add more. Gently hosing off the outdoor coil periodically can prevent leaks from forming.

Electronic Control Problems

Although professional maintenance helps you avoid problems with the electronics inside the system, these parts can fail, especially if they’ve been exposed to high heat or have dirt or corrosion on them.

Drainage Issues

Over time, debris may collect in the condensate drain of the central air conditioner. When it’s excessively humid, it’s a good idea to verify that the water is draining instead of pooling in the pipe or drainage pan at the base of the cooling system.
